Opening a real estate franchise with no experience in the sector is possible. In a KW Market Center, property brokerage is carried out by the agents; the franchisee's business is to attract productive agents, develop them and retain them. If you know how to lead people and build organisations, the KW model was designed for you: it is based on systems and management models applied across the KW network internationally, which the franchisee receives from day one.
What generates revenue in a Market Center?
A Market Center's revenue comes from the productivity of its agents. Each agent pays the Market Center a portion of each commission until reaching the cap: the maximum amount of commission paid to the Market Center. The more productive agents operate in the Market Center, the higher the revenue.
The main growth lever of a Market Center is the number of productive agents, not the sales activity of the person leading it.
What does the Operating Principal do?
The Operating Principal is the entrepreneur who leads the Market Center full time. Their role is not to sell properties: it is to attract agents with potential, ensure they have access to the right training and create an environment where they want to stay.
It means leading a business of entrepreneurs. Each KW agent builds their own business within the Market Center, with an entrepreneurial mindset, in an interdependent model. The Operating Principal ensures that the system works and that the culture is maintained.
An Operating Principal is always an investor in the Market Center. An investor, however, may not be the Operating Principal: they can make the commitment to KW and entrust the leadership to someone else. What is mandatory is that each Market Center has a full-time Operating Principal.
A real estate franchise with no experience: what it takes
Real estate experience is not a requirement. What the KW franchise provides goes beyond market knowledge: it is a complete management model for leading a business of agents, so that the franchisee does not have to build systems from scratch.
These systems are proven internationally. Training Magazine ranked Keller Williams No. 1 for training, among companies in all sectors, in 2015 and 2017, and inducted it into the Training Top 10 Hall of Fame in 2018.
Stanford Graduate School of Business devoted a case study to KW's economic and cultural model.
The investor's part is to bring what no system can replace: the ability to lead, to attract talent and to develop people, with a medium- and long-term commitment. Those who have led projects, for themselves or for others, or who come from human resources, training, sales management or team management quickly recognise the logic of the model, because the underlying question is the same: how do you build an organisation where people grow and stay?
What KW transfers to the franchisee
KW is a franchise. What sets this franchise apart is not the brand the franchisee receives to sell properties, but the system they receive to lead a business of agents.
The system includes training for Market Center leadership, Command to manage the business and support the agents, support from KW Portugal, the KW culture, summed up in the WI4C2TES values, and Growth Share.
Growth Share is the sharing of the Market Center's growth with those who contribute to it. It is passive income: whenever an agent brings other agents into KW, they start to receive a share of the revenue generated by those agents' production, across a sponsorship tree, up to seven levels above. It always depends on real production and aligns everyone's interests: the agent, the Market Center and the Operating Principal all gain from each other's growth. Read more about Growth Share as a leadership tool.
Scale as a consequence of leadership
A KW Market Center has more than a hundred agents, and can go well beyond that. In the traditional agency model, an operation of this size in a single office is rare.
This scale is not an entry requirement, but the consequence of the model when well executed. With more productive agents, fixed costs are diluted and revenue grows in a structured way. Scale is not achieved through marketing or infrastructure, but through leadership: identifying agents with potential, developing them with KW systems and giving them reasons to stay.
The right model for those willing to lead
The KW model requires an Operating Principal who is present, focused on developing people and committed to a time horizon that allows the business to mature. The question it asks is not whether you have real estate experience, but whether you have experience in helping people grow. If the answer is yes, the sector can be learned, and the KW system is ready to teach it from day one.

Frequently asked questions
Do I need real estate brokerage experience to open a KW Market Center? No. KW gives the franchisee the system, the leadership training and the support needed to run a Market Center. What the investor brings is the ability to lead and to develop people.
Does the investor also have to be the Operating Principal? No. An Operating Principal is always an investor, but an investor may not be the Operating Principal. What is mandatory is that each Market Center has a full-time Operating Principal.
What leadership training does the Operating Principal receive? KW provides specific training for Market Center leadership, covering how to run the operation, how to recruit and develop agents, and the KW culture. Support from KW Portugal complements this training in the context of the Portuguese market.
