The supply of homes for sale in Portugal fell by 4% in the third quarter of 2026, the seventh consecutive quarter of decline, according to Idealista data. In a real estate franchise, what protects revenue in this context is not the available supply, but the agents' ability to win listings. The KW model responds with the scale of the Market Center and with the KW University training ecosystem, which turns listing into a process that can be taught.
Seven quarters of decline: what has changed in the market
Between July and September 2026, the stock of homes for sale fell by 4% compared with the same period of 2025. Supply decreased in 10 of the 20 district capitals and autonomous regions analysed.
The largest falls were in Funchal (-33%), Porto (-21%) and Viana do Castelo (-17%).
These figures measure the listings published on the portal, not the total number of properties on the market, but they confirm the trend: there are fewer homes advertised for sale.
For the investor, the question is whether the model being assessed depends on that supply or has systems to generate it.
Why listings determine a Market Center's revenue
In a KW Market Center, revenue comes from the productivity of the agents. Each agent pays the Market Center a portion of each commission until reaching the cap: the maximum amount of commission paid to the Market Center over a 12-month period. Listings lead to transactions, and transactions lead to revenue.
In a market with less supply, the ability to win listings therefore becomes an important indicator of productivity. An agent who waits for the properties advertised on the portals sees their production fall along with them. An agent trained to prospect reaches owners before the property is advertised.
The scale of the Market Center as an advantage in listing
A KW Market Center has more than a hundred agents. In the traditional agency model, prospecting depends on a small team and its network of contacts. In a Market Center, each agent's sphere of influence multiplies the number of contacts and the presence on the ground on a scale that a small team cannot reach.
This scale is a consequence of the interdependent model. Each agent owns their own business, built within the Market Center, and the Market Center grows when its agents grow.
KW University Portugal: developing people to grow businesses
To sustain this growth, KW invests in developing those who make the business happen. Training and mentoring by the Market Center's leaders help agents turn the potential of their network of contacts into business opportunities. This commitment to developing people led to the creation of KW University Portugal: a community of certified KW professionals who teach other associates KW's models, systems and best practices. Each Market Center has its own Trainer Pool, joined by trainers certified for all of KW Portugal and by the Master Faculty, at national level. Training covers the entire structure of the Market Center, from the agents to the leadership team. In a market with less supply, this means that both the agents and the leaders who support them have a structured career development path, which prepares them to win listings even when supply falls.
This is also where the scale of the Market Center counts again. With more than a hundred agents, each Market Center has its own trainer pool, chosen from among the leadership team, the Top 20 Agents and the Cappers, and certified by KW University, with annual recertification. The listing techniques that work in the local market, even with supply falling, are taught by those who apply them.
Training Magazine ranked Keller Williams No. 1 for training, among companies in all sectors, in 2015 and 2017, and inducted it into the Training Top 10 Hall of Fame in 2018.
Technology and culture in the service of listing
With fewer properties advertised, reaching the owner first is essential. Command brings contacts, follow-ups and performance analysis together in a single ecosystem, so that no contact with listing potential is lost.
The KW culture of sharing has the same effect. An agent who finds an effective approach in a difficult market shares it with colleagues. Because the model is interdependent, the agent does not compete with the Market Center for the commission: they compete with the market for the listing.

Frequently asked questions
In a market with little supply, can KW agents really maintain production? Production comes to depend on the ability to win listings, not on the supply available on the portals. KW University training, starting with Ignite, prepares the agent to prospect actively and reach owners before the property is advertised.
Is Command a listing tool or a management tool? Both. Command brings contacts, follow-up and performance analysis together on a single platform. In listing, it helps ensure that no contact with potential goes unworked. In management, it gives the agent a clear view of their activity.
How does the fall in supply affect a Market Center's revenue? A Market Center's revenue is the result of the commission paid by the agents until they reach the cap, the maximum amount of commission paid to the Market Center over a 12-month period, and without listings there are no transactions. What protects revenue is therefore the agents' ability to win listings, developed by the KW University ecosystem and amplified by the scale of more than a hundred agents.
