A traditional agency and a Market Center are two real estate franchise models with different organisational logics. In the agency, the franchisee manages a point of sale and a limited team. In the Keller Williams Market Center, the franchisee leads a consultant business, where each consultant builds their own business within the structure. The choice depends on what you want to lead, not on capital.

How is each model organised?

In a traditional agency network, the franchisee opens an agency at a specific location and recruits a team of consultants for that agency. It is a local-scope model, replicable on a small scale, designed for those who want to manage a point of sale.

In the Keller Williams Market Center model, the franchisee leads a business centre with more than a hundred consultants, who operate with systems, training and technology shared across the entire network. It is not a larger agency: it is a franchise with a different logic. Each consultant is the entrepreneur of their own real estate business, built within the Market Center. The Market Center provides the structure, systems, training and technology; the consultant builds the business with an entrepreneurial mindset. This is the interdependent model.

What structurally distinguishes the two models?

The central difference lies in the relationship with the consultant and in how revenue is generated:

  • Management unit. In a traditional agency, the management unit is the shop. In the Market Center, it is a business platform for consultants, with replicable processes.
  • Revenue source. In the Market Center, revenue comes from the company dollar, the portion of each commission that remains in the Market Center until each consultant's annual cap. Profitability depends on attracting, developing and retaining productive consultants, not on selling more homes directly.
  • Support. In the agency, support is defined mainly by the franchisee themselves. In the Market Center, training and coaching (KW University, MAPS Coaching, BOLD), the KW Command platform and the WI4C2TES culture are provided by the network and applied consistently.
  • Franchisee role. In a traditional agency, the franchisee is a shop manager. In the Market Center, the investor takes on the investment and the commitment to KW, and the Operating Principal leads full-time. They can be the same person or not, but every Market Center must have a dedicated Operating Principal.

Both models suit different profiles and commitments: managing a point of sale or leading a consultant business.

Why is the Market Center's scale a consequence, not an argument?

Because a Market Center with more than a hundred consultants only exists when the model recruits and retains well. Scale dilutes fixed costs and concentrates talent, but it is the result of productive consultants remaining in the network, not the starting point. A large Market Center with unproductive consultants has large costs and a small company dollar.

What sustains retention is the system. Keller Williams training earned it a place in the Training Hall of Fame at Training Magazine in 2018. Growth Share shares the Market Center's results with those who help it grow, through a seven-level sponsorship tree and only when there are real results: in Portugal, KW has distributed more than 9 million euros since 2014.

What components exist in any real estate franchise?

Regardless of the model, there are components that are part of how any franchise operates:

  • Royalties on billings, paid to the network. At KW, they fund the brand, technology, training and support of the KW Portugal Region.
  • Operating capital, needed to sustain the operation until it reaches cruising speed.
  • A space and a leadership team, whose size varies with the model.

What varies is what the franchisee receives in return. At KW, they receive a system to lead a consultant business, not just a brand to sell properties. The investment is on a larger scale than that of a traditional agency and varies with location, space size and structure.

What changes when the market slows down?

In 2026, according to INE, 40,142 homes were sold in Portugal in the second quarter, down 6.4% from the same period in 2025, while prices rose 16.5% (figures cited by Observador). With fewer deals, each consultant's productivity matters more.

In a Market Center, daily training, technology and profit-sharing act precisely on productivity and retention. That is the difference felt in a year of adjustment. Frequently Asked Questions

What is the structural difference between a traditional agency and a Market Center? A traditional agency is a point of sale managed by the franchisee, with a limited team. A Market Center is a business platform for more than a hundred consultants, where each one builds their own business using the network's systems, training and technology.

Is the Market Center a franchise? Yes. It is a franchise with a different logic: the franchisee receives a system to lead a consultant business, in exchange for royalties on billings.

What components are part of any real estate franchise? Royalties paid to the network, operating capital for the early stages, a space and a leadership team. What varies between models is what the network transfers in return.

Who should choose the Market Center model? Those who want to lead a consultant business full-time, with a medium- and long-term horizon. The investor can take on the leadership role or appoint a dedicated Operating Principal.
