Before choosing a brand, the question is always the same: how much does this cost? And the answer depends a lot on the model, because not all real estate franchises are the same thing.

Two models, two investment tiers

On one side are traditional office networks. You open an office and recruit agents. The entry investment is lower, historically in the tens of thousands of euros, which makes the barrier to entry more accessible.

On the other side is Keller Williams' Market Center model. It's not an office, it's a large-scale business center designed to bring more than a hundred agents under the same roof. That's why the investment is higher. In Portugal, it starts at a minimum of €200,000, and KW's international documentation points to a total investment between roughly $180,000 and $340,000 per Market Center, depending on location and size.

Paying more for a different business

At first glance, KW's €200,000 seems far from the lower figures of other real estate networks. But you're comparing different things. In one, you buy the right to open a shop. In the other, you set up a scale operation with daily training, coaching and the ambition of hundreds of agents.

The larger investment buys a larger production base, and that base is what dilutes fixed costs and sustains profitability over time. It isn't expensive or cheap in the abstract. It's a decision about what kind of business you want to lead.

What to count beyond the initial investment

With any brand, there are royalties, a percentage of turnover paid to the network, which funds the brand, technology and training. And there's working capital for the first months, until the operation gains traction. Going in with those numbers ready avoids surprises.

The exact figures for Portugal, especially recurring costs and payback horizon, must be confirmed with each brand. In KW's case, the most rigorous way is to speak directly with the national operation.
